What stops the arguments in a building

Not figures on a page in the manager's drawer - everything is written, evidenced, and public.

Dues & collection

  • Different dues by service - a flat with no elevator share pays less
  • The reason for each difference is public
  • A numbered receipt for every payment

Emergency funds

  • A fund per problem, with a target amount
  • Who paid and who has not, by name
  • Any surplus carries over to the general balance, labelled

Expenses & invoices

  • Every expense carries a photo of its invoice
  • Expenses categorised month by month
  • Income versus spending side by side

Residents & roles

  • Residents self-register and the manager approves
  • Floors and units configured from the interface
  • Manager, collector and resident roles

Votes

  • Simple multiple choice
  • Results shown as a chart for everyone
  • Clear who voted for and who against

Complaints & notices

  • Complaints are public and open to comment
  • The manager opens and closes replies
  • Building-wide announcements from the manager
Why transparency matters

Most association disputes come from nobody knowing where the money went

When every collection has a numbered receipt, every expense has a photo of its invoice, and all of it is on each resident's phone, suspicion drops and collection gets easier - and the manager stops having to explain to each person separately.

  • An audit log that cannot be erased
  • Residents check their own payment history and dues
  • Automatic arrears reminders instead of awkward conversations
  • A monthly report ready to present at the meeting

Questions

Common questions about Jirans

Do residents need to install an app?

No. It runs in the mobile browser with a phone number and password, which makes it much easier for older residents.

Some flats do not share all services - is that handled?

That is designed in: dues vary by service, and the reason for each variation is written down and shown to everyone.

How is money collected?

By manual transfer recorded in the system with a receipt, or online through a payment gateway - and the design allows adding more gateways later.

Can we trial it first?

Yes - there is a trial period in which you can run the whole building and see how residents react before committing.
